Fixed vs variable: what if?
Compare fixing your rate for a few years with staying variable, using your own guess for where rates go after the fixed period.
What these numbers mean
- The big number is the difference in total interest between fixing first (A) and staying variable (B), on your rate guesses.
- Repayment for the fixed years shows each option at its starting rate. Balance after shows what is still owed when the fixed period ends.
- Repayment after uses the rate you guessed for the rest of the term.
- Nobody knows future rates, and break costs can apply to fixed loans.
Good to know
- Both options switch to the rate you expect when the fixed period ends, and the balance left is spread over the rest of the term.
- Rates can move any way, at any time. Your guess is only a guess.
- Break costs can apply if you pay off or change a fixed loan early. Fees are not included.
